Construction is well underway at Tackenash Knoll, a new neighborhood of 60 permanently affordable year-round rental homes next to the YMCA in Oak Bluffs. Leasing is expected to begin in early fall 2026, with the first residents anticipated to move in during spring 2027.

Homes will be available to households earning between 30% and 120% of Area Median Income, creating affordable opportunities for a wide range of year-round Island residents. For example, eligible incomes range from approximately $34,000 for a one-person household to $211,000 for a five-person household, depending on household size and apartment type.

WHAT IS TACKENASH KNOLL?

Tackenash Knoll is a new neighborhood being built by Island Housing Trust in partnership with the Town of Oak Bluffs and Affirmative Investments on town-owned land next to the YMCA. When complete, it will provide 60 permanently affordable, year-round one-, two-, and three-bedroom rental apartments for Island residents.

Designed to support a strong year-round community, the neighborhood will include a community building, outdoor gathering spaces, and easy access to the VTA bus route, bike paths, schools, and recreation. By providing permanently affordable housing, Tackenash Knoll will help sustain the diverse, year-round community that supports Martha’s Vineyard’s schools, businesses, nonprofits, and civic life.
