Meshacket Commons

Meshacket Commons in Edgartown is a neighborhood of 40 year-round, permanently affordable homes (including 36 rental apartments and 4 ownership homes), serving more than 100 year-round residents.

The neighborhood is thoughtfully planned, clustering the 40 homes on less than four acres while protecting over two acres of open space. With support from Cape Light Compact and Vineyard Power, the neighborhood was advanced with major efficiency rebates and solar incentives, helping make Meshacket Commons the largest neighborhood of “zero net energy possible” homes on Martha’s Vineyard.

Competed in 2026, Meshacket Commons was built by IHT in partnership with Affirmative Investments and the Town of Edgartown, following years of town leadership to make the site available and move the project forward.
